Forest Hills continues to be one of HRM’s fastest growing markets.  Average price is up 9% which stays consistent with average increase in 2007.  Number of sales is up by 3.  Average days on market are up slightly to 79 days.

Number of Active Listings – 201

Area 17 continues to show consistent growth year over year.   Average price increased by 8.9%.  Number of sales is down 7.3%.  Days on market are up significantly but this is due to the number of new construction builds in Russell Lake West.

Go Green and Save!!!

So your thinking of selling your home and would like to do a few renovations before you put it on the market or you just bought a new home and would like to do  renovations to make it your own.

It’s good to keep abreast of grants that are now available for homeowners who want to go green.

Both the provincial and federal governments have new programs designed to encourage energy reduction.  By staying up-to-date on the latest programs, you can save money.

Natural Resources Canada (NRCan) is offering a new residential energy efficiency assessment service to owners of single family homes, including detached, semi-detached and low-rise multi-unit residential buildings (MURBs) that are no more than three storeys high.

Under the ecoENERGY Retrofit program, property owners can qualify for federal and provincial grants by improving the energy efficiency of their homes and reducing their home’s impact on the environment.

Energy advisors come to your home to do assessment
NRCan-certified energy advisors conduct a detailed on-site assessment of the home’s energy use from the attic down to the basement. They provide a personalized report, including a checklist of recommended retrofits to improve the energy efficiency of your home and, in some cases, to reduce water consumption. The report also shows the grant amounts for each eligible upgrade that you can receive by carrying out these energy-saving improvements. The maximum grant you can receive for a home is $6500.

A high efficiency furnace and many of the other retrofits eligible for rebates come with a higher price tag, but environmentally conscious homeowners believe the energy cost savings – and reduced greenhouse gas emissions – are well worth it. Also, from a resale perspective, many potential homebuyers will view “greener” homes as a desirable feature.

Active Listings 1st Quarter 2008 up to and including March 31st – 2847 

Sales for the first quarter 2008 are down 8.3% compared to the same period in 2007.  The average sale price has steadily gone up by 9.3% compared to the same period last year.  The market is experiencing a slight slowdown.   It is a seller’s market right now so if you are thinking of selling now is the time.  Spring buyers are hitting the market with not a lot of choice.  Many properties are selling over list price and going into multiple offer situations.  If you would like a free home evaluation emailed to you at no obligation go to my website and click on “what’s my home worth”.  Check back regularly.  My next post will be about going green and how you can save money on your renovations.
